BEFORE YOU LIST: THE NUMBERS TO GATHER

Before selling your home, gather your timing, a working sale-price range, dated payoff quotes, selling costs and the cash your next move may need.

Use this worksheet to prepare for a selling conversation in Sandy or a nearby Salt Lake or Utah County community. Start with what you know. Write TBD for anything you still need to confirm.

You do not need every answer before we talk. Download a copy to fill in, or use the questions below while gathering your information. Keep account numbers off the worksheet.

Timing

WHEN DO YOU WANT TO MOVE?

Record: Target move date and flexibility

Note your preferred timing and any deadline that affects the move.

Record: Working sale-price range and source date

Record where the estimate came from and when it was prepared. Leave it as TBD if you need a current local pricing review. An estimate is not a guaranteed sale price.

Payoffs

WHAT WILL NEED TO BE PAID OFF?

Ask each lender or servicer for a payoff quote for the date you expect to pay the loan off. A statement balance can differ from the payoff amount because interest and other charges may still apply.

Record: Mortgage payoff amount, lender and quote valid-through date

Use the dated quote when available. Refresh it if your expected payoff date changes.

Record: Other loans or liens to confirm

List any additional required payoffs and their valid-through dates. Keep separate quotes if you have more than one.

Costs

WHICH COSTS BELONG IN YOUR SELLING ESTIMATE?

Use your actual agreements and written estimates. Agent compensation is negotiable. For each item, note the amount and whether it is already paid, due at closing or due separately.

  • Agreed agent compensation.
  • Title and settlement charges.
  • Buyer credits or repair allowances, if agreed.
  • Tax, HOA and other settlement adjustments. Confirm whether each adds to or reduces the amount you receive.

Ask Jordan or your settlement provider for an itemized seller net sheet, which estimates your cash from closing. Confirm which costs it already includes.

Cash

WHAT CASH WILL YOU NEED, AND WHEN?

For each item, record the amount still needed and its due date.

  • Preparation and repairs.
  • Moving and storage.
  • Temporary housing or overlapping housing payments.
  • Next-home deposit, down payment and closing costs. Confirm the amounts and timing with your lender and settlement provider.

Count each cost once. A paid expense should not be subtracted again from your expected closing cash. If an expense is already included in the seller net sheet, do not deduct it a second time in your move budget. A deposit credited toward your purchase closing also counts once. Identify anything due before your sale proceeds are available.

Open Items

WHAT DO WE NEED TO SOLVE BEFORE YOU LIST?

Write down your biggest unknown or anything that must happen before your next move.

  • Do I need the sale proceeds before I can buy?
  • Which preparation costs should I prioritize?
  • What happens if my sale and purchase dates do not line up?

Cash received at closing and taxable gain are different calculations. Bring tax questions to a qualified tax professional. This worksheet organizes your information; it does not calculate proceeds, taxes or mortgage qualification.
