Waiting can sometimes make sense, but it can also cost you. The best time to buy is when you are financially ready and have the right guidance. Let us talk through your specific situation.

How long does it take to sell a house on the Wasatch Front?
As of summer 2026, homes in Salt Lake County are going under contract in roughly 30–45 days, with well-priced, well-prepped homes moving faster. Add about 30 days from contract to keys. Pricing right the first week matters more than anything else — that's where I earn my keep.
How much earnest money do I need in Utah?
Typically 1–3% of the purchase price — about $4,000–$12,000 on a $400,000 home. It's negotiable, it's held safely in escrow under Utah's standard purchase contract, and it applies toward your purchase at closing. I'll help you size it to the situation without putting your money at risk.
What does a buyer's agent cost in Utah?
Often nothing out of pocket — compensation is fully negotiable, and in many Wasatch Front transactions the seller still offers to cover it, typically in the 2.5–3% range. We'll put everything in writing up front so you know exactly what my help costs before we look at a single home.
Do I need 20% down to buy a house in Utah?
No. Conventional loans start at 3% down, FHA at 3.5%, and VA loans at zero — on a $400,000 home that's a difference between $12,000 and $80,000 up front. Twenty percent avoids mortgage insurance, but waiting years to save it often costs more than PMI does.
What credit score do I need to buy a home in Utah?
Around 620 for most conventional loans and 580 for FHA — and the stronger your score, the better your rate. If you're not there yet, that's fine: I can point you to lenders who'll map out a 6–12 month plan to get you mortgage-ready. No judgment, just a path.
